WHY or WHY NOT Build New
You see ads and promotions for new dock builds, and you think to yourself, “I already have a dock. It’s in pretty good condition, why do I need an entirely new one?!” We understand that it can sometimes be a back-and-forth decision between a new dock or just repairing the one you have. When you start the planning process and blueprints of a new dock it takes some communication and time before the building starts.
So here are some reasons why you might consider a new dock build:
YES List
The amount of repairs your current dock requires will be pretty expensive and intrusive.
What do we mean by that? Sometimes when going in to make repairs, we end up needing to deconstruct parts of the dock in order to make a proper repair. Which leads to more materials and more money coming out of your pocket. It’s doable, but there comes a point where many repairs end up being a Band-Aid job anyway, and you’re going to need a new dock sooner rather than later.
The repairs you’ve gotten done aren’t holding as long as they should.
If you’ve gotten repairs done on multiple parts of your dock and you’re getting them redone a little too often, then you’ll want to consider putting your money into a new dock build versus redundant repairs.
You like your dock, but you don’t love your dock. And living on the lake, your dock is a big deal!
Your Upgrades List is long and the amount of effort to incorporate that list into your current dock is heftier than incorporating it into a new dock build. You want to love the way your dock looks! Plus, whether PK residents admit it or not, luxury docks are a status symbol!
You bought a lake house, and you don’t know the condition of the dock that came with your property.
This is when you want to call a reliable and insured dock company to come and examine your dock to give you an overview of its structural integrity. It may be perfectly fine, but it’s much nicer to actually know rather than assume.
Reasons why you might not need a new dock build:
NO List
You’re not needing repairs very often, and your dock’s structural integrity is solid.
You’re not spending money on the same repairs over and over. If it’s only a one-time repair, in one spot, every once in a while, then you’re probably good with what you got!
You’re a member of a Quarterly Maintenance Program and the feedback isn’t detrimental.
One of the perks of being in a QMP is that you regularly have professional dock builders examining every section of your walkway and dock. They let you know when everything is good to go, when it needs repairs, or if something is going to turn into a major problem.

Depending on who your dock construction company is, docks on PK can last anywhere from 15-35 years. Some companies may have “better pricing” on materials and labor costs, but more than likely your dock is going to live more towards the lower end of that number. You don’t want to end up spending more money in the long run by needing a new rebuild 15 years later.
